Engineering, Construction and Planning Fees:
As required by law, the Fauquier County Water and Sanitation Authority (the “Authority”) has established a series of rates to pay for the various services we provide to our development customers. Our fee schedule contains two general categories of development fees:
- Availability Fees - that pay for the construction expenses of the Authority’s infrastructure. These are one-time fees that are generally assessed during the construction of the applicant’s home or business.

(i) Availability Fee Surcharges for meter sizes greater than four inches (4") are determined on an individual basis. The customer and the Authority will enter into a separate agreement, which establishes the applicable Availability Fee Surcharges for the capacity made available to their particular account.
- Plan Review Fees, Plan Re-Review Fees, Inspection Fees and Re-Inspection Fees - that pay for the engineering expenses the Authority incurs from the services it provides to the development community. Theses are typically one-time fees that are assessed at various points of a project’s development.
Typical Plan Review Fees (to be paid prior to plan review)
A. Initial Review (first submission and one resubmission)
Minor – by-lot review (fee per lot up to five residential lots) $100
Major $600
Plus $0.33 per linear foot water and $0.66 per linear foot sewer.
B. Subsequent Review (one review of third submission or revision to approved plans)
Minor (per lot up to five residential lots) $100
Major $200
Plus $0.05 per linear foot water and $0.10 per linear foot sewer.
Note: All commercial and industrial projects will be assessed Major level fees, regardless of the number of lots in the project
Plan Re-Review Fees (fourth submission)
A. Minor (per lot) $100
B. Major $200
Plus $100 per sheet for all sheets in the plan set.
Typical Inspection Fees (first inspection and one re-inspection)
(to be billed at the pre-construction conference and paid prior to the start of construction)
A. Minor Water $20 per service connection
B. Minor Sewer $20 per service connection
C. Major Water - $2.00 per linear foot or $200 minimum charge, whichever is greater, Plus $20 per service connection.
D. Major Sewer - $2.20 per linear foot or $220 minimum charge, whichever is greater, Plus $20 per service connection.
Re-Inspection Fees (for each inspection subsequent to the initial inspection and first re-inspection)
A. Minor Water $20 per service connection
B. Minor Sewer $20 per service connection
C. Major Water $250
Plus $2.50 per linear foot for each foot of pipe inspected.
D. Major Sewer $250
Plus $2.50 per linear foot for each foot of pipe inspected.
E. Community Wastewater Systems $250
Plus $2.50 per linear foot for each foot of pipe inspected.
